The agreement of leave and license allows the licensor i.e., landlord or owner to temporarily give his property to the licensee i.e., tenant to use it for residential or commercial purposes. The licensee is not connected with the ownership of land or property and also can not be assigned or transferred for the same, the owner or licensor must be authorized and entitled to grant licensee for 28 months max and the licensee must pay for the same for this month (20,000|month) the tenant has not permissive rights for certain specific period and only legalises certain act and no or any other interest. During the period of agreement all municipal and statutory taxes etc are paid by the licensor/owner only Electricity bills and water consumption money must be paid by licensee/tenant. Before the agreement starts security, deposit must be paid which would be refundable and is free of interest, but if the agreement is terminated by licensee before due date then this amount is possessed by licensors for the liquidated damages. Other terms and condition may include no sub tenancy, maintenance, no nuisance, no hazardous goods, no permanent changes without permission, no liability of licensors and others related to liquidated damages etc.
